Houston Texas Real Estate Market Shows Strong Growth in March 2016

HOUSTON, TX. – The Houston Texas Real Estate Market continue to experience strong growth in March 2016 in spite of obvious strains that the oil slump has had on the local real estate market.

Thanks to a recent report by the Houston Association of Realtors (HAR) we know that home sales in the Houston area only declined by just 2.2% from March 2015. That’s a total of just over 6,000 home sales in March 2016, versus 6,137 home sales from the previous year.


There’s no denying that the lower price of oil combined with fewer jobs in the energy market has had an effect on local real estate  but, we also know that in spite of the oil slump Houston continues to be one of the top destination in the United States for relocation.

A recent report from the Greater Houston Partnership (GHP) showed that that Houston Texas metropolitan area led the United States in population growth for 2015 with close to 160,000 new residents and since spring of 2010 we’ve had close to 800,000 residents moved to Houston Texas alone.

With all of the new people moving to Houston Texas within the last six years the topic of jobs has come up frequently in the news especially following the collapse of oil prices. NAR Survey Confirms – Most Homebuyers Want Single Family Home in Suburbs

KINGWOOD, TX. – As a Real Estate agent I’ve helped many clients over the years find a dream home and the most common home that most people are searching for is a single family home in the suburbs.

Thanks to a recent survey done by the National Association of Realtors (NAR), we know that 85% of current homeowners across United States, and most people who are renting single-family homes, have stated that their ideal home is a single-family home in a suburban area while just 15 percent of current homeowners and roughly 21 percent of people who are currently renting right now have stated that their desire is to buy a home or residence in the city or urban area.

What Really Is The American Dream Home?

For most people over the age of 30 growing up the ideal American dream home was a single-family home in the suburbs and once they grew up, married and had children of their own their desire was to find a single family home similar to the one that they grew up in.

Thanks to the NAR study we know that the popularity of single family homes hasn’t changed and according to Lawrence Yun, Chief Economist for the National Association of Realtors® there’s good reason why most buyers want an actual home vs. condo or townhome.

 “The American Dream for most consumers is not a cramped, 500-square-foot condo in the middle of the city, but instead a larger home within close proximity to the jobs and entertainment an urban area provides,” Yun said. “While this is not a new discovery, supply and demand imbalances and unhealthy levels of price growth in several metro areas have made buying an affordable home an onerous task for far too many first-time buyers and middle-class families.”

But builder confidence in the market for newly-built, single-family homes is not rising. The latest was National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) for single-family housing was unchanged in March at a level of 58. The HMI component gauging current sales conditions was also unchanged in March at 65, while the index measuring sales expectations in the next six months fell three points to 61. The only component to uptick involved buyer traffic, which increased four points to 43. On a regional level, confidence was down in the Northeast and West, unchanged in the South and up by a single point in the Midwest.

“Confidence levels are hovering above the 50-point mid-range, indicating that the single-family market continues to make slow but steady progress,” said NAHB Chairman Ed Brady, a homebuilder and developer from Bloomington, Ill. “However, builders continue to report problems regarding a shortage of lots and labor.”

Thanks to the latest update from the Houston Association of Realtors we know that the Houston Texas Real Estate market remains strong in spite of the decline in the price of oil per barrel and its impact on the Houston.

By the end of January 2016 home inventory in the Houston Texas real estate market increased from a supply of 2.5 months to 3.3 months. This is excellent news because we haven’t seen an increase in inventory here since May 2015 and this gives homebuyers more options to choose from instead of having to worry about having to compete with multiple offers from other buyers.

Year-Over-Year Increase in Property Sales

Another promising thing to mention about the Houston Texas real estate market in January 2016 is that single-family home sales that were priced between $150,000 and $250,000 actually saw a year-over-year increase of 9% while the total property sales in the Houston market didn’t change.

“Buyers looking to close this year need to keep an open mind and be prepared to move quickly when they find a home that meets their needs,” says Jonathan Smoke, our chief economist, citing “fierce competition among buyers.”

Start your search early

The No. 1 tip that his team came up with, Smoke says, is to kick off your home search early.

“If you’re intending to purchase, based on the volume of house hunters who are just like you, consider doing it sooner rather than later—you’re likely to get a better price and a better mortgage rate,” he says, pointing out that there’s far more inventory available relative to the number of sales in the off-peak months.

More than 85% of buyers who plan to purchase in the next year intend to buy in the spring or summer of 2016, according to the most recent survey. With roughly 50% more listings inventory relative to the number of potential home sales expected in January and February, buyers who start their search early face less competition with nearly the same number of homes.

Comparison shop for mortgages

“Work as hard on the mortgage as you do on finding a home—this will pay dividends over the life of the mortgage that you have,” Smoke says. “Don’t just assume that the 30-year fixed mortgage is the best for you.”

Mortgage rates are expected to reach 4.65% by the end of the year (while prices are predicted to rise 3% year over year), but many consumers aren’t aware of the variety in mortgage products that can affect what they pay, Smoke says.

A lower interest rate can make the difference in qualifying for a loan to buy a certain home—not to mention saving you thousands over the life of the loan. So make sure to shop around!

Consider a new home

If there’s anything that can ease the current housing crunch, it’s new construction. But many people just rule out the option, Smoke says.

“You either know about new homes or you don’t know about new homes,” he says. “The vast majority of people don’t, and they make the assumption that they’re not right for them because they’re too expensive, et cetera.”

Just keep an open mind, Smoke advises. After all, the number of new homes on the market is expected to grow more rapidly in 2016, resulting in a 16% increase in new-home sales year over year. But the lack of awareness about new homes means you’re likely to encounter less competition.

While new homes are typically more expensive, they also come with warranties on the structure and appliances—so you’re not likely to get stuck with any hefty repair bills for the first few years.
